Contracts Manager (Senior Site Manager ) / Projects Manager - Construction

Location: London

Basic Salary: £40,000 - £ 50,000 Per Annum Car & Expenses, Health & Insurance, Holiday Entitlement

Client Profile
My client is a leading building and civil engineering contractor based in the South East with over 40 years experience in the construction industry. They have built an enviable reputation for delivering successful projects to a client list that includes government agencies, blue-chip multinational companies, developers and contractors.

Job Purpose
They are currently recruiting for a Contracts Manager (Senior Site Manager) / Project Manager to be responsible for the overall on-site management of sites throughout the UK and Ireland. The successful candidate will be required to manage simultaneous projects in Operations, HSEQ, Budget, Contractual and Commercial aspects, as well as maintain client contacts and ensure project delivery to specification and contract requirements with access to repeat and future business. The candidate must have at least five years post-qualification experience in planning, programming and management aspects and will ideally have a background in heavy civils and/or remediation work. Initial projects will involve remediation work for residential projects based across the South East and London area.

Duties and Responsibilities
General
1. To manage the overall project site, personnel and plant on a dedicated company contract or project.
2. To influence and maintain client relationships to secure successful contract outcomes and, where possible, future business.
3. To ensure Contract Programmes, Stage Programmes (where appropriate) and weekly works schedules are undertaken with sufficient detail to enable the works to be effectively managed, procurement phased to meet demand, production difficulties planned and worked through and client obligations influenced and managed to not be detrimental to the works.

Operations
1. Ensures the breakdown of designs, drawings and specifications into key disciplines and activities.
2. Influences the design and implementation of safe and environmentally responsible processes and procedures.
3. Prioritises the plans, programmes and measures for key tasks in a systematic and organized manner.
4. Establishes and manages a team of Agents, Foremen and Operatives ensuring good communication and motivation levels.
5. Implements policies to meet all statutory and other legal obligations.
6. Verifies that materials and workmanship comply with the specifications.
7. Allocates resources to the contract.
8. Ensures equipment is properly maintained.

Health & Safety, Environment and Quality
1. Complies with all current Health, Safety, Quality and Environmental policies and procedures to ensure that the company meets all statutory requirements; promotes a culture of safe working practices for the department and direct reports.
2. Reviews and implements the Contract Management Plan (CMP) and Risk Assessments.
3. Develops site specific method statements and procedures as required by the CMP and company HSEQ policy and procedures; continuously measures, reports and revises to ensure optimum performance.
4. Ensures work is carried out to the standard, quality and tolerances as required by the specifications; works safely and with due regard to the environment and others.
5. Reviews monthly audits and takes appropriate action.

Budgets
1. Develops and influences the contract budgets within company restraints and to target.
2. Approves purchases prior to orders being placed up to £5000. Delegates purchasing activity as required.
3. Controls and organises labour supply, plant hire, materials and subcontract orders to within budget.

Contracts
1. Reviews tenders and contracts in line against budget; compiles and reviews cost reports.
2. Provides monthly progress reports to the General Manager including programme compliance, KPI’s and performance measures for HSEQ.
3. Acts on behalf of the company in any contact with the client and client representatives on all contractual issues.
4. Ensures subcontractor’s procedures are adequate and adhered to.

1. Manages the hire of staff, machinery, equipment, materials and subcontract services to the satisfaction of clients whilst remaining profitable.
2. Develops budget in line with contract programme, benchmarking against tender allowance; discusses and reviews with General Manager.
3. Translates statutory, contractual, design and specifications requirements into Risk Assessments and Method Statements.
4. Demonstrates value engineering and actively takes up opportunities.
